Resale purchases usually close in weeks. New construction can take months, and delivery dates move. Buyers with a lease ending or a home to sell should plan accordingly.

What is negotiable

Builders often prefer to negotiate on incentives and finishes rather than base price, while resale sellers may negotiate on price, credits, or timing.

Representation still matters

Having your own representation when visiting a builder's sales office is worth arranging before the first visit, since registration policies vary.
