Seven stages, in the order they actually happen.
1. Get your financing in order

2. Define your criteria
Location, layout, condition, and commute usually matter more than any single feature. Rank them before touring so trade-offs are easier.
3. Tour with intent
Seeing five well-chosen homes teaches you more than seeing twenty at random. We debrief after each tour and refine the search.
4. Review disclosures early
Reports and disclosures are often available before an offer date. Reading them first is the single best way to reduce surprises later.
5. Write a considered offer
Price, deposit, contingency periods, and closing timing all shape how an offer is received. We build the structure around your risk tolerance.
6. Manage the escrow
Inspections, appraisal, and loan approval each carry deadlines. We track them and keep you ahead of every date.
7. Final walkthrough and closing
A last look confirms condition, then signing and recording complete the purchase and the keys are yours.
